Standard home insurance does the heavy lifting, but it leaves a handful of gaps that surprise homeowners at the worst possible time. The fixes are endorsements: small add-ons to your existing policy that usually cost less than a dinner out per year. Here are the five we find ourselves recommending most.
1. Service line coverage
The water and sewer lines running from the street to your house belong to you, not the city, and most standard policies exclude them. When tree roots or age take one out, repairs with excavation regularly run into five figures. This endorsement is one of the cheapest and least known in the industry, and in a town with as many mature trees and older homes as Corvallis, it earns its keep.
2. Sewer and sump pump backup
Covered in detail in our water damage guide, but it belongs on this list: backup damage is excluded from standard policies, the cleanup is miserable, and the endorsement is inexpensive. If you have a basement or a sump pump, this is close to a no-brainer.
3. Scheduled valuables
Your policy covers your belongings, but with per-category caps that are lower than most people expect: jewelry, firearms, tools, and collectibles all have sub-limits. If you own an engagement ring, a nice rifle, or a shop full of tools, scheduling those items guarantees their full value is covered, often with no deductible.
4. Ordinance or law coverage
When an older home is badly damaged, you cannot legally rebuild it the way it was. Current building codes require upgrades, and base policies cap what they pay toward them at a level that surprises people. Corvallis has a lot of beautiful older housing stock, which makes this endorsement more relevant here than most places.
5. Equipment breakdown
Heat pumps, well pumps, HVAC systems, and major appliances fail from mechanical breakdown, which standard policies do not cover (that is a peril, not wear and tear, but it still falls in the gap). For rural properties on wells especially, this small endorsement can save a very bad month.
None of these are automatic, all of them are available, and the whole list can be reviewed in one 15 minute call. Ask us which ones actually apply to your place; the honest answer is usually two or three, not all five.
