Earthquake Insurance in Oregon: The Coverage Most Homes Don’t Have

Here is a fact that surprises almost every homeowner we talk to: standard home insurance does not cover earthquake damage. Not partially. Not at all. In a state that sits beside the Cascadia fault, most homes carry zero protection against one of the biggest risks on the map.

Why Oregon homeowners should care

On January 26, 1700, the Cascadia subduction zone off the Oregon coast produced one of the largest earthquakes in North American history. Geologists are confident it will happen again; the only question is when. You do not need to organize your life around that fact, but you should make an informed decision about it, and most people have never been given the chance.

How earthquake coverage actually works

Earthquake insurance is a separate policy or an endorsement added to your home policy. It typically covers damage to the structure, your belongings, and additional living expenses if you cannot stay in the home. The most important feature to understand is the deductible: earthquake deductibles are usually a percentage of your coverage amount, often 10 to 20 percent, rather than a flat dollar figure. On a home insured for $400,000, a 15 percent deductible means the first $60,000 of damage is yours. That sounds discouraging, but remember what it protects against: a total or near-total loss that would otherwise wipe out decades of equity.

Who should seriously consider it

The honest answer is that it depends. Coverage tends to make the most sense for owners with substantial equity, homes built before modern seismic codes, and unbolted foundations or unreinforced masonry. It makes less sense when the deductible math outweighs the realistic benefit.
