Does Home Insurance Cover Water Damage? An Oregon Homeowner’s Guide

Water is the most common way Willamette Valley homes get hurt, and it is also the most misunderstood part of home insurance. Whether a water claim is covered depends almost entirely on where the water came from and how fast it arrived. Here is the plain-English version.

Usually covered: sudden water from above or inside

A pipe bursts. A water heater lets go. A storm tears shingles off and rain gets in. These are sudden, accidental events, and standard home policies are built for them. If it happened fast and you could not have predicted it, you are generally in good shape.

Usually NOT covered: water from below

Rising groundwater, a creek leaving its banks, a flooded field reaching the house: that is flood damage, and standard home insurance excludes it entirely. Flood protection is a separate policy, and here is the part locals should know: some of the properties that flood in our valley are not inside the officially mapped flood zones. If your place sits low or backs onto water, do not let the map make the decision for you.

The two gaps almost nobody knows about

Sewer and sump pump backup is its own exclusion. If the city sewer backs up into your basement or your sump pump fails during a February storm, a standard policy typically pays nothing, and the cleanup is as unpleasant as it sounds. The second gap is slow, hidden leaks: a pipe that seeped inside a wall for months. Policies treat that as maintenance rather than accident. The good news is that both gaps have inexpensive endorsements: backup coverage and hidden water seepage and leakage coverage. Most homeowners have never been offered either.
